The total cost of the transaction
The IEI is not the only cost, but it is the only one the law fixes. The rest are market references, and this page keeps them apart rather than blending them.
The IEI, the only figure the law fixes
6% or 10% of the real value, prorated where the buyer is a company with foreign participation and rebated by 90% where the dwelling goes to affordable rental for ten years. It is the amount the simulator computes deterministically and traceably down to the article.
The authorisation fee
€300 per application, due on filing. A file covering several properties pays it once.
Acquisition costs are an estimate
Notary fees, land-registry entry and transfer duties come to roughly 4.5% of the price, and agency fees to 5–10%, usually borne by the seller. None of these figures comes from the IEI rules: they are market references, to be confirmed with the notary and the agency on each transaction.

What the total leaves out
The estimated total excludes the price of the property and any financing. It is an indicative estimate: the final amounts are set by the administration from the self-assessment.
