Documents and steps
What to gather, and the order in which the steps follow one another. The list is exactly the one a simulation produces, tailored to the buyer's profile.
The documents in the file
A simulation picks from this list according to the case: the residence certificate only where there is one, the ownership structure only where the buyer is a company, the rental undertaking only where the 90% rebate is claimed.
- Buyer's passport or identity document
- Prior authorisation request (Ministeri d'Economia)
- Proof of the source of funds
- Property description and cadastral reference
- Residence certificate (if applicable)
- Company ownership structure (if the buyer is a company)
- Undertaking to use the dwelling for affordable rental for 10 years
- Supporting document for the exemption claimed

The steps, in order
From preparing the file to registering the investment. Two payments set the pace: the on-account payment comes before the favourable decision, and the final settlement before the deed.
- Prepare the file
- File the authorisation request
- Pay the application fee
- Payment on account of the IEI
- Resolution by the Ministeri
- Final settlement of the IEI
- Notarial deed
- Registration with the Foreign Investment Registry

When the tax is paid
An on-account payment of the IEI is due before the ministry issues a favourable decision, then a self-assessment with the final payment before the notarial deed. The tax must be settled for the deed to be executed.

Registration
Once formalised, every foreign investment must be declared to the Foreign Investment Registry: the notary who executes the deed files the declaration within fifteen days. It is the last step in the file, and it is not optional.
This case, calculated
The simulator applies these rules to the buyer's actual profile and returns the amount, the caps and the documents.
